The era that architecture means “new construction” is coming to an end. We are going to be forced to find the value of old buildings and to reborn them.? We can create another real estate value by new value in old building that can not be created by new construction.
The average life expectancy of Japanese architecture is said about 30 years. Over 30 years, old buildings are judged "worthless", and they will be destroyed or become ruined.? Meanwhile, the average life expectancy of buildings around the world such as Europe and the United States is made to be over 100 years, and they create the value of putting on years.
Old buildings in Japan have not become truly worthless. They have just become out of date in such as earthquake resistance, floor planning, equipment, barrier-free and law, and their skeleton (the building itself) is still useful.
And most of them can be reborn as value architectures with leaving their merits that can’t be created by new construction.
We will create such new architectures by using “old” buildings, which should be ruined or removed usually although they have hidden potential.
